After Nearly 8 Months, Photos Help Sell Home in 8 Days

See this house? It languished on the Orlando market for 224 days.

It’s no wonder; with a photo like that who would want to come see it? A new realtor took over – one who understands the importance of professional photography for his listings. I shot it on February 28 and delivered the images the next day on March 1. On March 10 he told me a buyer had made an offer. So by my calculation, I believe the contract came in sometime between March 1 and March 9. To put it another way, after almost 8 months on the market, the home was under contract within 8 days after I took new photos.

Now I can’t say the photos alone sold the home; credit must be given to the Realtor. But I have no doubt the photos helped. Take a look at some before and after shots:

For the living room shot, my original composition was a little tighter. The realtor asked me to pull back a little to show the hallway. I took his suggestion and I liked it. It opens up the room and  gives you an idea of the space.

This is the second angle of the dining room. The first was a head on shot but this one shows you the foyer and room off to the left.

Isn’t it clear how having good images can attract more potential buyers? I am always amazed how most Realtors refuse to pay for professional photos. It’s something I’ll be writing about more in a future post.

Behind the Scenes of a Real Estate Photo Shoot


I recently posted a picture on my Facebook fan page and someone asked for some behind the scenes info. While I sometimes take some set-up shots with my phone, I’m usually so busy I forget to do it more often. So instead, I thought I’d show a couple of exposures I used to make a final image.

In the photo above you can see my strobe firing into the ceiling. I took this exposure for the window on the far side of the bedroom. I had already taken one exposure for the bedroom using a single speedlight. But that flash is not powerful enough to overpower the sun. It requires a shutter speed fast enough to render detail out the window but it leaves the window frame nearly black. So I pull out the big gun. This is the final image:

It’s a similar scenario in the master bathroom. I took an exposure for the room with the speedlight in my hand bounced off the ceiling. But if I took an exposure for the outside, the flash would reflect off the window. So I had to move slightly to the left. This exposure also corrects for the light fixture which would otherwise be blown out.

So there you have it. Just a couple of examples that give you a little insight into how I get my shots.

 

Before and After: A Tale of Two Villas


It’s been awhile since I’ve done a “before and after” series (you can see the past posts linked at the end of this one). I thought you might enjoy the night and day differences between the images a client had before and what I delivered. The client was so pleased, he said it looked like two different  villas.

I got a call from a prospective client asking me to take pictures of their home which they were putting on the market. The caller said she wasn’t happy with the photos the realtor took. I chuckled to myself because I know all too well the horrible pictures on the Multiple Listing Service (MLS) sites. When I got to the home, the husband told me how the realtor took a few snapshots with a point and shoot and he knew right away the pictures would just not do. Judge for yourself:

The homeowner told me how he hired a professional photographer to sell a previous home and how quickly the home ended up selling. So why don’t more realtors use professional photographers? Maybe they think it’s too expensive. But as I pointed out in a previous blog; depending on the price of the home, the cost could be a fraction of the commission. The payoff is selling the home faster which means not having to lower the price as the listing lingers on the market. Maybe they think mediocre pictures will do just fine. Or maybe their mindset is stuck in the “this-is-the-way-we’ve-always-done-it”.

Ten years ago, if you wanted to buy a house, you had to do some footwork. It required going with your realtor from house to house. Today it’s all done on-line. So it’s even more important to have good pictures to attract more visitors to the property.

Consider this quote from a 2010 Wall Street Journal article (it was still getting comments as of June 2012) that cited a study which found homes with professional photography gained higher asking prices.

At the closing table, listings with nicer photos gain anywhere between $934 and $116,076–as measured by the difference between asking and final price–over listings using photos from point-and-click cameras.

I could site several more articles and studies that show homebuyers begin the process online, even on their phones and tablets; and that listings with good pictures attract more views and sell at higher prices. It’s time to end the status quo. If you are selling your home, you should demand professional photography. If you are in the business of selling homes you should add professional photography to your arsenal of online marketing. At the very least, it would differentiate you from all the other realtors who think they can do it themselves and settle for far less.

Photographing a 14-thousand Square Foot Home

I’ve shot some big homes before. But this one takes the cake. This 14-thousand square foot, 9-bedroom home is the largest home I’ve shot to date. The pool area alone was bigger than most homes!

Yes, there are lights that shoot through the jets of water, like tracer rounds (I still don’t know how they do it). The long exposure above makes it look like the fountains are constantly lit.

This is a vacation home and the best part of the story for me is that the homeowner told me since the pictures went live, he’s had 30 bookings! That’s enough to carry over into 2013! Proof that professional photography adds value.
